Energy Performance Certificates, or EPCs for short, are certificates that show the current energy efficiency, estimated energy costs and environmental impact rating of a property. An EPC will give an indication of how much it could cost to heat and power a property. The higher the certificate rating, the more energy efficient a property is. The document also suggests areas in which to improve the property`s efficiency, such as windows, lighting, insulation, heating and water.

WHY DO I NEED ONE TO SELL MY HOME?
It is a government requirement that all homes (excluding some listed buildings) for sale have a valid EPC. The certificate remains valid for 10 years from the date of issue,  and can be issued by accredited domestic energy assessor.

HOW CAN IT HELP SELL MY PROPERTY?
We live in a day and age where many people are savvy when it comes to saving money, especially with utility and energy bills. Even the major property portals have energy cost calculators on each property, designed to help buyers make informed decisions about their potential purchase – and whether or not it will be economical to run.

A property with a high EPC rating is energy efficient, performing well in each area, and is attractive to buyers because it demonstrates potential savings in energy bills and home improvements. A well insulated, well lit and well maintained home is potential plus point for buyers. On the flip side, a badly insulated, inefficient and poorly heated property is a big turn off for buyers.

WHAT HAPPENS IF THE EPC HAS A LOW RATING?
Don`t panic! The certificate will outline potential improvements that can be made to improve its rating, so you could take up these suggestions. Announced in the Autumn Budget 2017, from the 22nd November 2017, people buying a first home up to £300,000 will not have to pay stamp duty tax on their purchase.

This is great news! Those who are looking to buy their first home will be able to potentially save thousands of pounds on the purchase transaction. Here is the facts and what you need to be aware of:-

• First time buyers will pay no stamp duty on property purchases, up to the value of £300,000.

• If the property is valued up to £500,000, first time buyers would only pay the stamp duty on the difference between £300,000 and the purchase price. (Eg. Property cost £450,000. First time buyers would pay 5% stamp duty on £150,000 only.)

• If the property price is above £500,000 the normal stamp duty rates would apply, with the exemption not being valid.

• The buyer (or buyers) must have never owned a property, or a share of a property, in the UK or anywhere else in the world.

• If a couple are buying a property together, and only one of them is a first time buyer, they would not qualify for the tax exemption, and would need to pay the regular rate.

• The property must be used as the buyer`s main dwelling. (Cannot be used for buy-to-let or as a second home)

• The change will apply to England and Northern Ireland and has come into effect from 22nd November 2017. 

• Wales will be included to March 2018, but will be devolved from after that point. Scotland has an independent system of land tax.

Leases are one of the areas often discussed but also overlooked. A lease, in layman`s terms is a contract which determines what type of ‘legal ownership` comes with a property you purchase.

Here`s our lowdown on leases and all you need to know to make an informed purchase and win in the property market:-

What is a Lease?
A lease defines the type of ownership you purchase when buying a property and how long you can live there for. Most flats comes with a leasehold. Most houses (apart from some houses on shared ownership schemes) are sold with a freehold

Types of Leases?
1.  Leasehold
When you purchase a leasehold property you are leasing the property for a fixed length of time. This time frame, shown as `years remaining` on property adverts can often be anywhere from 50 years (widely regarded as short) up to 999 years. Technically, when a lease runs down to 0 years, the property is given back to the freeholder – the person who has control of the lease and land. (Could be a person or a company) For this reason properties with short leases are less valuable than properties with longer leases.

Lease lengths can be extended or renewed, to improve the value and resale-ability, at a price set by the freeholder.

The advantages and disadvantages of owning a leasehold property:-
+ Leaseholders are not normally responsible in maintaining communal areas like entrance hallways, gardens, roofs and exterior features – So you don`t have to hoover the communal staircase..unless you want to!
+ Leases are fairly easy to extend. All you need is permission from the freeholder, and employ a solicitor and surveyor at the right stages.
+ If you extend the lease before selling you can greatly improve your chances of selling the property for more money. (ie. A flat with a short lease is cheaper to buy than a flat with a long lease. Long leases carry value.)
- There are management or ‘service charge` fees to be paid annually. The freeholder will set a yearly cost for maintenance, annual service charges and buildings insurance. This will then be split equally between all of the leaseholders in the development. The costs can vary massively and often depends on factors such as porterage, estate staff, lighting and upkeep of communal areas, communal heating and lifts etc. 
- A ‘ground rent` would need to be paid annually. Most ground rents on Bournemouth property tend to be from £50 up to £300 per year.
- Permission is required for any major building works – ie. Replacing the windows or creating a new internal layout, installing gas central heating etc.
- There may be restrictions in place such as ‘no pets` or ‘no lodgers`. If these rules are breached then this can cause issues between the freeholder and leaseholder – the lease could become forfeit.

2.  Freehold
When you purchase a freehold property, you essentially purchase the property and the land it is on. The property remains yours or your family`s until you sell it. Freehold contracts are usually found with houses not flats, unless a flat comes with a `Share of the Freehold`. 
The advantages and disadvantages of owning a freehold property:-

+ As there is no ‘managing agent` or `independent freeholder` there are usually no management or service charges to be paid. Same goes with ground rent – because you own the ground the property sits on!
+ You decided what does or doesn`t remain as part of your property.
+ Generally worth more in value compared to properties with leasehold.
+ The freehold doesn`t run down in years like leasehold contracts do, losing value and resale-ability; It is permanent and fixed.
- All repairs and maintenance that is needed is down to you to pay for.
- To modify the property`s structure would require planning and legal permission.

3.  Share of Freehold
(Also known as ‘collective enfranchisement`) This is when a certain amount of leaseholders within a building that qualifies (50% of qualifying residents) have purchased the freehold entitlement from the current freeholder. A company or management committee is formed from those buying into the ‘share` of the freehold and this becomes a separate legal entity. A standard leasehold contract is still part of this agreement, but it can be easily renewed or modified.

This type of ownership is often sought after because owners have increased powers and rights in regarding to maintenance fees, rules and regulations for the building etc. Owners have a say in decisions that affect the building`s upkeep and resident terms. Detailed advice can be found here. 
The advantages and disadvantages of owning a share of freehold property:-

+ More power and control over what is done to the building and how much this costs each freeholder – ie. Choosing contractors for repairs, cost of communal upkeep etc.
+ Generally more valuable to future buyers than leasehold properties.
+ Even though you still have a ‘counting down` lease attached to the freehold, this can be increased and renewed easily without large sums of money.
- Commitment and responsibility is needed because owners are in essence looking after the interests of the building and other residents.
- Maintenance and service charges are still required to maintain the building, however this is often cheaper per year in comparison to leasehold properties governed by ‘outside` managing agents, with their ‘commission cuts` being taken out of the equation.

Tip #1
Always seek advice when buying a rental investment property. What may look like a good deal might not always be. Always ask advice from an expert in property to help you make an informed decision, and avoid any pitfalls in buying property, such as ground rent surges, badly run apartment blocks or clauses which make a property difficult to rent.

Tip #2
Get an inventory / check out report done every time a tenant moves in and out. An impartial inventory done by a third party gives you the best chance of making a deduction from a deposit for any damages sustained to the property within a tenancy. It`s an extra cost, but without an official record of the current state of a property, it would be very hard to claim for any repair work.

Tip #3
Choose the best time to increase the rent. An established and knowledgeable letting agent should advise when the best time is to put rents up. It`s about finding a balance between achieving a good rental figure and not losing a long term tenant (incurring moving in/out fees) by putting it at a level they cannot afford. You can also look online at `Let Agreed` properties to see current values.

The years between 1860 and 1890 saw the parks become much better established in the area as distinct and recognised areas, with many new developments.

BH1 and BH2 postcodes are partly covered by Dean Park to the North of the centre, and Meyrick Park to the immediate North West.

Population recorded in 2011 was at 20,063 (Shared between Bournemouth Town Centre, Meyrick Park, Branksome and Talbot Woods)

AREA HISTORY

Dean Park:
In the 1860`s the Dean Park estate was established, with boundaries by the Wessex Way, Wimborne Road and the railway line. The circular Dean Park Cricket Ground was established in 1880 and has hosted 343 first class matches since 1897, and is now used by Dorset County Cricket Club. 

The area still boasts many period homes, which are now dispersed amongst more recent property developments, a local language school and access points into Bournemouth and Charminster. 

Meyrick Park:
Originally part of a large heathland area mentioned in the Domesday Book, Meyrick Park has become a beautiful green getaway for those in the town centre. The park has had some interesting names since its creation, including Poors Common, Turbary Common and Malmesbury Plantation.

The Christchurch Inclosure Act of 1802 gave Sir George Ivison Tapps the opportunity to buy the land. When the family name was changed to protect an inheritance in 1876, the park was renamed to Meyrick Park. In 1894, a 18 hole golf course was created, set in 120 acres of parkland, which is still very much in use today.

LOCAL TRIVIA

The pioneer aviator Gustav Hamel landed his plane in Meyrick Park on 8th April 1914. He later returned 4 days later to the park, where he smashed the record for the most aerobatic loop-the-loops - 21 times!

Rupert Brooke (1887-1915) the short lived war poet stayed in a house on Dean Park Road in his youth.

Oakmeadians RFC Rugby Club, established in 1963, train and play at Meyrick Park, competing in the South West Division.

The Club at Meyrick Park near the golf course has a fully equipped gymnasium, sauna, jacuzzi and swimming pool.

Between 1906 and 1917 Meyrick Park had its own railway halt. It was a small station that served the community between Bournemouth West and Christchurch stations.

Leases are one of the areas often discussed but also overlooked. A lease is a contract which determines what type of ‘legal ownership` comes with a property you purchase.&lt;br /&gt;&lt;br /&gt;Here`s our lowdown on leases and all you need to know to make an informed purchase and win in the property market:-&lt;br /&gt;&lt;br /&gt;What is a Lease?&lt;br /&gt;A lease defines the type of ownership you purchase when buying a property and how long you can live there for. Most flats come with a leasehold. Most houses (apart from some houses on shared ownership schemes) are sold with a freehold&lt;br /&gt;&lt;br /&gt;Types of Leases?&lt;br /&gt;1. Leasehold&lt;br /&gt;When you purchase a leasehold property you are leasing the property for a fixed length of time. This time frame, shown as ‘years remaining` on property adverts can often be anywhere from 50 years (widely regarded as short) up to 999 years. Technically, when a lease runs down to 0 years, the property is given back to the freeholder – the person who has control of the lease and land. (Could be a person or a company) For this reason properties with short leases are less valuable than properties with longer leases.&lt;br /&gt;&lt;br /&gt;Lease lengths can be extended or renewed, to improve the value and resale-ability, at a price set by the freeholder.&lt;br /&gt;&lt;br /&gt;The advantages and disadvantages of owning a leasehold property:-&lt;br /&gt;+ Leaseholders are not normally responsible in maintaining communal areas like entrance hallways, gardens, roofs and exterior features.&lt;br /&gt;+ Leases are fairly easy to extend. All you need is permission from the freeholder, and employ a solicitor and surveyor at the right stages.&lt;br /&gt;+ If you extend the lease before selling you can greatly improve your chances of selling the property for more money. (ie. A flat with a short lease is cheaper to buy than a flat with a long lease. (Long leases carry value.)&lt;br /&gt;- There are management or ‘service charge` fees to be paid annually. The freeholder will set a yearly cost for maintenance, annual service charges and buildings insurance. This will then be split equally between all of the leaseholders in the development. The costs can vary massively and often depends on factors such as porterage, estate staff, lighting and upkeep of communal areas, communal heating and lifts etc. &lt;br /&gt;- A ‘ground rent` would need to be paid annually. Most ground rents on Bournemouth property tend to be from £50 up to £300 per year.&lt;br /&gt;- Permission is required for any major building works – ie. Replacing the windows or creating a new internal layout, installing gas central heating etc.&lt;br /&gt;- There may be restrictions in place such as ‘no pets` or ‘no lodgers`. If these rules are breached then this can cause issues between the freeholder and leaseholder – the lease could become forfeit.&lt;br /&gt;&lt;br /&gt;2. Freehold&lt;br /&gt;When you purchase a freehold property, you essentially purchase the property and the land it is on. The property remains yours or your family`s until you sell it. Freehold contracts are usually found with houses not flats, unless a flat comes with a ‘Share of the Freehold`.&lt;br /&gt;&lt;br /&gt;The advantages and disadvantages of owning a freehold property:-&lt;br /&gt;&lt;br /&gt;+ As there is no ‘managing agent` or ‘independent freeholder` there are usually no management or service charges to be paid. Same goes with ground rent – because you own the ground the property sits on!&lt;br /&gt;+ You decided what does or doesn`t remain as part of your property.&lt;br /&gt;+ Generally worth more in value compared to properties with leasehold.&lt;br /&gt;+ The freehold doesn`t run down in years like leasehold contracts do, losing value and resale-ability; It is permanent and fixed.&lt;br /&gt;- All repairs and maintenance that is needed is down to you to pay for.&lt;br /&gt;- To modify the property`s structure would require planning and legal permission.&lt;br /&gt;&lt;br /&gt;3. Share of Freehold&lt;br /&gt;(Also known as ‘collective enfranchisement`) This is when a certain amount of leaseholders within a building that qualifies (50% of qualifying residents) have purchased the freehold entitlement from the current freeholder. A company or management committee is formed from those buying into the ‘share` of the freehold and this becomes a separate legal entity. A standard leasehold contract is still part of this agreement, but it can be easily renewed or modified.&lt;br /&gt;&lt;br /&gt;This type of ownership is often sought after because owners have increased powers and rights in regarding to maintenance fees, rules and regulations for the building etc. Owners have a say in decisions that affect the building`s upkeep and resident terms.&lt;br /&gt;The advantages and disadvantages of owning a share of freehold property:-&lt;br /&gt;&lt;br /&gt;+ More power and control over what is done to the building and how much this costs each freeholder – ie. Choosing contractors for repairs, cost of communal upkeep etc.&lt;br /&gt;+ Generally more valuable to future buyers than leasehold properties.&lt;br /&gt;+ Even though you still have a ‘counting down` lease attached to the freehold, this can be increased and renewed easily without large sums of money.&lt;br /&gt;- Commitment and responsibility is needed because owners are in essence looking after the interests of the building and other residents.&lt;br /&gt;- Maintenance and service charges are still required to maintain the building, however this is often cheaper per year in comparison to leasehold properties governed by ‘outside` managing agents, with their commission cuts being taken out of the equation.&lt;br /&gt;&lt;br /&gt;Looking to buy homes or buy to let property investments in Bournemouth? Work out your finances&lt;br /&gt;Look at your budget and see realistically what you could afford. A quick way to find out how much you could borrow is to visit mortgage provider and bank websites, most of them having a basic online calculator. Tell your current mortgage provider you are thinking of selling and they can help. If you are a cash buyer, work out your budget and keep this figure in mind when looking at properties to buy.&lt;br /&gt;&lt;br /&gt;2. Have a look at the market&lt;br /&gt;If you are thinking of selling a home, then the chances are that you are thinking of buying the next one. Have a look at the market to see what is available, but make sure your home is being marketed for sale at that time, because you`ll need to be in the right position if you find somewhere special and want to secure your next home. A confident and ready-to-move buyer is someone who already has interest on their own place and is ready to go.&lt;br /&gt;&lt;br /&gt;3. Instruct a reputable estate agent&lt;br /&gt;Invite local estate agents to your home to get a valuation or market appraisal. The agent`s experience, track record and demeanour are very important. Choose an agent you trust and get a good vibe from. Selling homes is often about people, not property, so make sure you have someone experienced and confident representing you. A good estate agent will market your property to relevant buyers, negotiate offers and keep the process going as smoothly as possible, dealing with any issues that arise. If you see the NAEA PropertyMark logo (National Association of Estate Agents) on an estate agent`s marketing material this means they are monitored and trained by the association – a great sign of professionalism.&lt;br /&gt;&lt;br /&gt;4. Prepare your property for marketing&lt;br /&gt;The estate agent will want to come to your home and take photos, record details of the property and measure for a floorplan. A home which looks tidy, presentable and attractive can receive more clicks and hits on online adverts, so make sure your place is giving a spruce up before photography. Also if you haven`t got an EPC (Energy Performance Certificate) you won`t be able to market the property for sale. You can ask a local EPC provider to create this or the estate agents can organise it for you. If you have previous rented the property out, you may have an EPC already. Visit www.epcregister.com to have a look. Also, provide your agent with all relevant lease, service charge and maintenance details. Most buyers ask for this before they even decide to view a property.&lt;br /&gt;&lt;br /&gt;5. Accept an offer&lt;br /&gt;Once the property is being marketed for sale, you will have people viewing your home. When someone decides they want it, they will make a formal offer to you, through the agent. Don`t always accept the first offer. You can wait for the next offer or negotiate. Your estate agent should be able to guide you as to how much you could negotiate and if the offer is strong or weak and what the buyer`s position is. Once you`ve accepted an offer, it`s onto the next step!&lt;br /&gt;&lt;br /&gt;6. Choose a solicitor&lt;br /&gt;The legal process of selling a home and transferring ownership is called Conveyancing. This can be done via a solicitor. There are many local and online companies that can help - your agent might even be able to recommend a successful firm to use. They will quote you a fee for the process and once agreed they will act on your behalf through the sale.&lt;br /&gt;&lt;br /&gt;7. Paperwork&lt;br /&gt;Both parties` solicitors will communicate with each other throughout the sale. You and the buyer will need to decide when your property ownership will be transferred over and the sale completed. Fixtures and Fittings, Contracts and Questionnaires will need to be completed, so both parties are aware of what will be included in the purchase/sale, the property boundaries and if there any outstanding disputes with neighbours etc. If the buyer is a mortgage buyer, they will need to arrange a mortgage survey, where a surveyor will attend your home to assess its value.&lt;br /&gt;&lt;br /&gt;8. Exchange&lt;br /&gt;Once all enquiries and negotiations have been satisfied, the property will exchange on a date agreeable to all parties. This is where the final contract is exchanged between solicitors. At this stage, both you and the buyer are legally committed to the sale. If you withdraw at this stage, you may be subject to legal action. If the buyer withdraws at this stage they would lose their deposit. Once you have exchanged this is the time to start preparing to move out.&lt;br /&gt;&lt;br /&gt;9. Completion&lt;br /&gt;The final stage. Once your property has ‘completed` the ownership has officially been transferred from yourself to the buyer. You hand over the keys and accept the payment. The property deed with be transferred and your conveyancer will register the completion with Land Registry. &lt;br /&gt;There will be a redemption figure set by your mortgage provider, and your solicitor will pay this for you. Your solicitor will send you an account of their legal costs, the final sale price and mortgage redemption figure. NB: Where the most recent report requires an inspection and testing to be at intervals of less than five years, it must be at intervals specified in that report. Electrical safety standards: the inspection and test of the installation is carried out in accordance with the eighteenth edition of the wiring regulations BS 7671:2018 (the national standard to which all domestic wiring must conform). Electrical installation: fixed electrical cables or fixed electrical equipment located on the consumer`s side of the electricity supply meter as set out in the Building Regulations 2010. Qualified person: someone who is competent to undertake the inspection and testing as well as any further investigative or remedial work in accordance with the electrical safety standards.&lt;br /&gt;WHAT YOU NEED TO DO &lt;br /&gt;Following the inspection and testing a landlord must: 1. Obtain a report that includes the results of the inspection and test and the date of the next inspection and test. 2. In 2021 we saw the average house price reach new record highs on eight occasions, despite the UK being subject to a ‘lockdown` for much of the first six months of the year.`&lt;br /&gt;Russell continued by saying; `The lack of spending opportunities afforded to people while restrictions were in place helped boost household cash reserves. This factor, alongside the Stamp Duty holiday and the race for space as a result of homeworking, will have encouraged buyers to bring forward home purchases they`d maybe planned for this year. The extension of the government`s job and income support schemes also supported the labour market and may have given some households the confidence to proceed with purchases. A lack of available homes for sale, and historically low mortgage rates, have also helped drive annual house price inflation to 9.8 per cent, its highest level since July 2007.`&lt;br /&gt;Rightmove also confirm demand is greater than supply&lt;br /&gt;As with anything in life, it is helpful to consider more than one source. The Halifax Price Index is a trusted source in the housing market, but they aren`t the only organisation you can rely on.
